CONDITIONS OF APPROVAL <br /> PA-1100134 <br /> Van Groningen & Sons, Inc. <br /> Lot Line Adjustment Application No. PA-1100134 was approved by the San Joaquin County <br /> Community Development Department on November 15, 2011,which is the effective date of approval. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on May 16, 2013, which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if <br /> required by the Land Surveyor's Act. <br /> 1) COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: John L. Funderburg, 468-3160) <br /> a) APPROVAL: This approval is for a Lot Line Adjustment application among four parcels as shown on <br /> the site plan dated July 25, 2011. <br /> b) NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c) FARMLAND SECURITY CONTRACT: The property owner shall rescind the current contracts <br /> and shall enter into new contracts prior to recording the Notice of Lot Line Adjustment. The <br /> "Notice of Lot Line Adjustment" shall not be recorded until the Farmland Security Contract has <br /> been deemed complete. Filing fees are required for this application. (Government Code Section <br /> 51257) <br /> d) LOT WIDTH: (The following requirements shall apply) <br /> i) Parcel One shall be a minimum of 330 feet in width, measured at the front yard setback line. <br /> (Development Title Section 9-610.4) <br /> ii) Parcel Three shall be a minimum of 150 feet in width. (Development Title Section 9-610.4) <br /> e) LOT SIZE: <br /> i) Parcels Two and Four shall be a minimum of 40.00 gross acres in size. (Development Title <br /> Section 9-872.2 (e)) <br /> ii) Parcel Three shall be a minimum of 2.0 gross acres in size. (Development Title Section 9- <br /> 872.2 (d)) <br /> f) PROPERTY LINE SETBACK: (The following requirement shall apply) <br /> i) The proposed new property lines for Parcel Two shall meet the side and rear yard setback <br /> requirements for the AG-40 zoning designation (General Agriculture, 40-acre minimum) for <br /> non-agricultural and agricultural structures.
