CONDITIONS OF APPROVAL <br /> PA-1700098(LA) <br /> JOHN &JANNA HUBER TRUSTIDILLON &MURPHY <br /> Lot Line Adjustment application No. PA-1700098 was approved by the San Joaquin County <br /> Community Development Department on May 15, 2017, which is the effective date of approval. <br /> This approval will expire on November 14, 2018, which is 18 months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has <br /> been filed, if required by the Land Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1) COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff:John L. Funderburg, [209)468-3160) <br /> a) APPROVAL: This approval is for a Lot Line Adjustment application between two parcels as shown <br /> on the site plan dated May 1, 2017. <br /> b) NOTICE OF LOT LINE ADJUSTMENT: A "Notice of Lot Line Adjustment" shall be recorded prior <br /> to conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c) PROPERTY LINE SETBACK: (the following requirements shall apply) <br /> i) The proposed new side and rear property lines for Lot 2 shall meet the side and rear yard <br /> setback requirements for the AG-40 zoning designation (Genera[ Agriculture, 40-acre <br /> minimum)for non-agricultural and agricultural structures. (Development Title Section 9-610.2) <br /> 2) DEPARTMENT OF PUBLIC WORKS: (See the attached memo dated May 10, 2017) <br /> NOTES AND INFORMATION ONLY: <br /> APN's: 103-230-13 and 103-230-14 are under Williamson Act Contract No. 73-C1-0010.
