APPROVED USE: This approval is for a Small Agricultural Store as shown on the Site Plan <br /> dated October 10,2000. <br /> (1) A maximum of 150 sq. ft. of floor area may be used for limited retail sales and shall be <br /> shown on a floor plan submitted with the required building permit <br /> c. COMPLIANCE DATE: Because this development is currently operating without the <br /> required permits, building permit shall be submitted within three months of the project <br /> approval date and the building permit shall be finaled and all conditions of approval shall be <br /> met within six months of the project approval date. <br /> d. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to <br /> the initiation of the use. The Business License may be applied for concurrently with the <br /> building permit application. (Section 7-1000 of the County Ordinance Code) <br /> e. STORM DRAINAGE: Storm water drainage shall be retained on-site. The drainage pattern <br /> and corresponding storm drain improvements shall be shown on the Site Plan. Drainage <br /> calculations prepared by a registered civil engineer or architect shall be included. <br /> (DevelopmentTitle Section 9-1135) <br /> f. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and chip seal to provide <br /> a durable, dust free surface. Bumper guards shall be provided when necessary to <br /> protect adjacent structures or properties.(DevelopmentTitle Section 9-1015.5[e]) <br /> (2) A minimum of six parking spaces shall be provided,including one van accessible space. <br /> Accessible spaces shall be located as close as possible to the primary entrance <br /> (C.C.R., Title 24). (3.3 spaces are required for every 1,000 feet of building area.) <br /> (DevelopmentTitle Section 9-1015.3) <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way <br /> width of Jack Tone Road, shall be installed across the frontage of the project site. <br /> h. SIGNS: Sign details shall be consistent with Section 9-1070.4(f) of the Development Title <br /> and be included on the Site Plan. All portions of any sign shall be set back a minimum of <br /> five (5) feet from any future right-of-way line, including any comer cut-off (snipe). <br /> (DevelopmentTitle Section 9-1710.2[g]) <br /> i. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San <br /> Joaquin County Ordinance requirements will be applicable and shall be incorporated in the <br /> construction plans before submittal to the Building Inspection Division: <br /> (1) The proposed use will change the occupancy from a U-3 occupancy to an M occupancy <br /> (U.B.C. Section 3405). The structure must be brought into compliance with all current <br /> code provisions including structural, plumbing, mechanical, electrical, energy and <br /> disabled access requirements. <br /> (2) Provide restrooms conforming with all disabled access requirements(C.C.R.,Title 24). <br />
