f. BUILDING CODE REQUIREMENTS: The following California Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> 1) The Construction Site Plan shall indicate the following: <br /> a) Provide parking for the physically disabled. The space(s) shall be located as close as <br /> possible to the primary entrance (C.C.R.,Title 24). <br /> b) Provide identification signs for the parking space(s) including the "tow away" sign at each <br /> entrance or visible from each space(C.C.R.. Title 24). <br /> c) The slope of a parking space shall not exceed 1/4 inch per foot(C.C.R., Title 24). <br /> d) Provide one van parking space. <br /> 2) Provide restrooms conforming with all disabled access requirements(C.C.R., Title 24). <br /> 3) Provide engineered plans for accessible restrooms and parking if site is manned. <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Alex Chetley, [209]468-3000) <br /> a. Equipment and materials shall not be stored along County Right-of way during construction. <br /> b. All necessary traffic control plans for mobilizing construction equipment shall be submitted to and <br /> approved by the County prior to beginning of construction. <br /> c. An encroachment permit shall be required for all work within road right-0f--way. (Note: Driveway <br /> encroachment permits are for flatwork only-all vertical features, including but not limited to fences, <br /> walls, private light standards, rocks, landscaping and cobbles are not allowed in the right-of-way.) <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> d. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Improvement Standards Drawing No. R-17 prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> e. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and payable <br /> at the time of building permit application. The fee shall be automatically adjusted July 1 of each year <br /> by the Engineering Construction Cost Index as published by the Engineering News Record. <br /> (Resolution R-00-433) <br /> f. The Regional Traffic Impact Fee shall be required for this development. The fee is due and payable <br /> at the time of building permit application. The fee will be based on the current schedule at the time of <br /> payment. (Resolution R-06-38) <br /> g. Copy of final site plan shall be submitted prior to release of building permit. <br /> h. The developer shall provide drainage facilities and meet the requirements of San Joaquin County <br /> Development Standards to prevent the increased runoff release rate of storm water from discharging <br /> onto other properties and to prevent offsite sediment transport. Retention basins shall be fenced <br /> with six(6)foot high chain link fence or equal when the maximum design depth is 18 inches or more. <br /> Required retention basin capacity shall be calculated and submitted along with a drainage plan for <br /> review and approval, prior to release of building permit.
