CONDITIONS OF APPROVAL <br /> PA-1800219 <br /> VAN GRONINGEN / QUARTAROLI & ASSOCIATES, INC. <br /> Lot Line Adjustment application No. PA-1800219 was approved by the Community Development <br /> Department on December 3, 2018, which is the effective date of approval. This approval will expire <br /> on June 3, 2020,which is 18 months from the effective date of approval, unless a Notice of Lot Line <br /> Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br /> Surveyors' Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of <br /> a Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Alisa Goulart, [209]468-0222) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment among three (3) parcels as shown on the <br /> Site Plan dated September 5, 2018. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment" shall be recorded prior <br /> to conveyance of property through deeds by the owner. Legal descriptions of the resultant <br /> properties shall be submitted to the Surveyor's Division for review and forwarding to the <br /> Community Development Department. The legal descriptions shall be prepared, stamped and <br /> signed by a Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of <br /> the Land Surveyors' Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. PLANNING APPLICATION NO. PA-1800219: The"Notice of Lot Line Adjustment"for application <br /> No. PA-1800219 shall not be recorded prior to the recordation of the "Notice of Lot Line <br /> Adjustment" for application No. PA-1800218 and the transfer of deeds for the related parcels. <br /> d. LOT SIZE: Each parcel shall be a minimum of two acres in size. (Development Title Section 9- <br /> 872.2[e]) <br /> NOTES AND INFORMATION ONLY: <br /> This application is tied to Deviation application PA-1800220. <br /> Access to proposed Parcel 2 is not created by this Lot Line Adjustment. An Improvement Plan application for <br /> a Private Right-of-Way shall be required before issuance of a non-agricultural building permit for proposed <br /> Parcel 2. <br /> See SJ Department of Public Works letter dated September 20, 2018 <br /> See SJ Environmental Health Department letter dated September 27, 2018. <br />
