1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> 1.1 Description of Site: The project consists of three parcels totaling 36 acres located at <br /> 2850 S. Jack Tone Road, Stockton, California. The project is in a agricultural community <br /> and is surrounded by agricultural land. It is zoned AG-40. The project parcel numbers are <br /> APN 103-24-16, 17, 18. There is one existing pole bam on the subject parcel. It currently is a <br /> vineyard. <br /> 1.2 Description of proposed development: Rezone the parcels from AG to commercial <br /> crossroads. There is no imminent plans to develop the property. <br /> 1.3 Parcel Location Map: (See Appendix). <br /> 1.4 Site Map: (See Appendix). <br /> 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br /> 2.1 The present owner, the Murphy family has owned the property for more than 20+years. The <br /> subject parcel has been used for agricultural purposes consistently under their ownership. <br /> 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE SECTION: <br /> 3.1 Description of Existing on-site septic tank usage: The purpose of this project is to rezone <br /> the three said parcels to commercial crossroads. Once the parcel is developed as commercial, a <br /> septic system will be required and built based per the San Joaquin County requirements. There <br /> is not an existing septic system on site. Permits were researched and illustrate this fact. (See <br /> Appendix.) <br /> �. 3.2 Site Septic Permit History: Research for on-site septic permits revealed no permits for this <br /> parcel. (See Appendix.) <br /> 3.3 Discussion of on-site septic repair history: There is no existing septic system on subject <br /> parcel,therefore there is no repair history. <br /> 3.4 Description of Existing Septic Tank Usage in the General Area: Septic systems in the <br /> general area consist of standard systems consisting of leach lines and seepage pits. (See permits <br /> in appendix). There have been additions to existing septic systems in the general area. <br /> 3.5 General Area Septic Permit History: In researching permits for septic systems and San <br /> Joaquin County Environmental Health Department records, the septic systems in this general <br /> 6" area range in installation dates from 1994 to 2001.
