CONDITIONS OF APPROVAL <br /> PA-1300175 <br /> Calosso/Seibel <br /> Lot Line Adjustment Application No. PA-1300175 was approved by the Community <br /> Development Department on October 28, 2013, which is the effective date of approval. This <br /> approval will expire on April 29, 2015, which is 18 months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been recorded and a Record of <br /> Survey has been filed, if required by the Land Surveyors' Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to <br /> approval of a Notice of Lot Line Adjustment. <br /> 1 COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: John Funderburg, <br /> 468-3160) <br /> a) APPROVAL: This approval is for a Lot Line Adjustment among three parcels as shown on <br /> the site plan dated September 30, 2013. <br /> b) NOTICE OF LOT LINE ADJUSTMENT: A "Notice of Lot Line Adjustment" shall be <br /> recorded prior to conveyance of property through deeds by the owner. Legal descriptions of <br /> the lands to be exchanged shall be submitted to the Surveyor's Division for review and <br /> forwarding to the Community Development Department. The legal descriptions shall be <br /> prepared, stamped and signed by a Registered Civil Engineer, qualified to practice Land <br /> Surveying per Section 8731 of the Land Surveyors' Act, or a Licensed Land Surveyor. <br /> (Development Title Section 9-872.4) <br /> c) PROPERTY LINE SETBACK: <br /> i) The proposed new property line for Parcel Two and Three shall meet the side yard <br /> setback requirements for the AG-80 zoning designation (General Agriculture , 80- <br /> acre minimum) for non-agricultural and agricultural structures. (Development Title <br /> Section 9-610.2) <br /> d) LOT WIDTH: <br /> i) All parcels shall have a minimum lot width of 330 feet, measured at the front yard <br /> setback line. (Development Title Section 9-610.4) <br /> e) BUILDING CODE REQUIREMENTS: The following California Building Code (CBC) and <br /> San Joaquin County Ordinance requirements will be applicable to the proposed project. <br /> The following conditions shall be addressed prior to submittal of a building permit <br /> application to the Building Inspection Division: <br /> i) The Building Division has reviewed the site plan and project description. There does not <br /> appear to be any newly proposed construction, alteration to existing structures or <br /> grading associated with the proposed project. However, if the scope of the project <br /> changes a building permit may be required. <br />
