CONDITIONS OF APPROVAL <br /> SA-01-74 <br /> Broadway Investments <br /> Site Approval Application No. SA-01-74 was approved by the San Joaquin County Community <br /> Development Department on October 26, 2001. The effective date of approval is November 5, 2001. <br /> This approval will expire on May 7, 2003, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Leanne Mueller,468-3228) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage,driveway access details(including gates), on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for a 50,880-square-footexpansion of an existing cherry packing <br /> facility. The expansion will consist of the following: 17,490-square-foot cherry packing facility, <br /> 19,800-square-foot warehouse, 11,280-square-foot unloading canopy, 2,310-square-foot covered <br /> employee break area, and a 3,000-square-foot mezzanine for boxes as shown on the Plan dated <br /> September 17,2001 (Use Type:Agricultural Processing,Preparation Services). <br /> c. STORM DRAINAGE: Any additional storm water drainage created by new improvements shall be <br /> retained on the site. The drainage pattern and corresponding storm drain improvements shall be <br /> shown on the Site Plan. Drainage calculations prepared by a registered civil engineer or architect <br /> shall be included.(DevelopmentTitle Section 9-1135) <br /> d. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland cement <br /> concrete to provide a durable, dust-free surface. Bumper guards shall be provided where <br /> necessary to protect adjacent structures or properties. (DevelopmentTitle Section 9-1015.5[e]) <br /> (2) A minimum of fifty-one(51)additional parking spaces for a total of 211 spaces shall be provided, <br /> including seven accessible spaces, one of which shall be van accessible. Accessible spaces <br /> shall be located as close as possible to the primary entrance(C.C.R.,Title 24). Parking may be <br /> permitted on the adjacent site located to the south. (One space is required for every 1,000 feet of <br /> building area.) (DevelopmentTitle Section 9-1015.3) <br /> (3) One bicycle parking rack or storage device is required for every 20 parking spaces. <br /> (DevelopmentTitle Section 9-1015.7) <br /> Conditions of Approval 1 - SA-01-74 <br />
