The remainder parcel shall be designated and labeled as "Designated Remainder" on the Parcel <br />Map. (Subdivision Map Act Section 66445) <br />3. All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) <br />4. An Irrevocable Offer and Agreement to Dedicate Right -Of -Way in fee for future maintenance and <br />construction along the Calaveras River shall be recorded prior to approval of the parcel map. Said right-of- <br />way shall be no less than fifty feet (50') measured perpendicularly inward (landside) from the Calaveras <br />River bank hinge outward towards the southerly property line, between the east and west property lines of <br />Parcel 1 and the "Designated Remainder" (APN 063-200-04). Contact the Flood Management Division of <br />the Department of Public Works (209-468-7612) for processing said agreement. (California Water Code — <br />Appendix § 79-5) <br />Informational Notes: <br />(i) Any construction activity that results in the disturbance of at least one (1) acre of soil shall require a State <br />NPDES construction permit. Dischargers whose projects disturb 1 or more acres of soil or whose projects <br />disturb less than 1 acre of soil and is not part of a larger common plan of development, are required to <br />obtain coverage under the current General Permit for Discharges of Storm Water Associated with <br />Construction Activity (www.swrcb.ca.gov/stormwtr/gen_const.html#const_permit). <br />(ii.) All future building permits for projects located within a Special Flood Hazard Area at the time of permit <br />issuance shall meet the San Joaquin County flood hazard reduction requirements (Title 9, Chapter 9-1605) <br />and all requirements of the State of California (CCR Title 23) that are in force at the time of permit <br />issuance.
