FSutter Homes Winery <br /> Page No. 3 <br /> FII. PROPOSED DEVELOPMENT <br /> FThe winery is located on a rectangular shaped, 150 acre parcel located on the west side of <br /> Jacob Brack Road, approximately 2500 feet north of Turner Road, Lodi California(Plate 1). The <br /> proposed construction will consist of wine and grape processing plant consisting of about 400 <br /> tanks ranging up to 350,000 gallons capacity. An on site water well will provide the needed <br /> F water supply to the facility. <br /> FWe understand that the proposed septic system is to be a "mounded" design due to the <br /> low percolation rates encountered in the area and is being designed to serve between 5 to 35 <br /> people. Approximately 10,000 gallons per day of processed winery effluent will irrigate onsite <br /> F vineyard acreage. <br /> III. PRESENT AND PAST USE OF THE SITE <br /> A telephone conversation with Adam Van Exel was conducted on 5-26-99 to determine <br /> Fthe previous uses of the subject property. Mr. Van Exel mentioned the property was owned by <br /> • the Bettencort Family (south portion) and the Bloom Family (north portion). Mr. Van Exel has <br /> owned land near the subject site since 1955 and has local knowledge of the area. Mr. Van Exel <br /> recalls hearing that the site served beef cattle about 60 years ago (1939). He said that Iimited ! <br /> sheep and other beef cattle subsequently occupied the land. A duck pond was installed for <br /> several years between the late 1950's to early 1960's in the western portion of the property. Corn <br /> and alfalfa were grown on the property for the past ten years 1989 to present. i <br /> IV. SURROUNDING USAGE <br /> Fk" <br /> Currently neighboring the site to the south is a poultry and vineyard operation followed <br /> further south by a dairy operation. To the east and across Interstate Highway 5 is another dairy <br /> operation. i <br /> A search of septic system and well permits for Jacob Brack Road and the neighboring <br /> F property was conducted to determine the design of new systems and system repairs on file at the <br /> San Joaquin County Environmental Health office (See Appendix for permit copies). A review of <br /> the permits indicates the following: <br /> OWNER: AI Drefs, PoultryNineyard Operation, 18229 Jacob Brack Road. <br /> LOCATION: Adjacent to the south boundary of the subject property. <br /> F'. SEPTIC SYSTEM: Problems with septic percolation.
