Letter of Concern <br /> The Community Development Department received a letter of concern from a resident <br /> on E. Mayers Road. The resident is primarily concerned with mobile homes being <br /> installed in the neighborhood. Development Title Section 9-605.2 states single-family <br /> residential is a permitted residential use type in this zone. The Development Title <br /> definition of "single-family dwelling unit' states "single-family dwelling" means a building <br /> arranged or designed to contain one (1) dwelling unit, not including mobile homes that <br /> are not on permanent foundations. Therefore, a mobile home on a permanent <br /> foundation is permitted. <br /> Major Subdivision Application No. PA-0500730 is scheduled to be heard before the <br /> Planning Commission on December 15, 2005. The Community Development <br /> Department has reviewed the Major Subdivision application and responses from other <br /> agencies, and providing any outstanding issues have been resolved, will be <br /> recommending that the Planning Commission approve the project subject to the <br /> following conditions: <br /> Major Subdivision Application No. PA-0500730 was approved by the Planning <br /> Commission on . The effective date of approval is . This tentative map approval will <br /> expire on , which is three (3) years from the effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with and (2) a Final Map has been filed <br /> with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements <br /> shall be complied with prior to approval of the Final Map. Those Conditions followed <br /> by a Section Number have been identified as ordinance requirements pertinent to <br /> this application. Ordinance requirements cannot be modified and other ordinance <br /> requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Karla Kuhl, 468-3103) <br /> a. TENTATIVE MAP: The Final Map shall substantially conform with the approved <br /> tentative map dated November 8, 2005. <br /> b. RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), the <br /> following note shall be placed on the Final Map: <br /> (1) All persons purchasing lots within the boundaries of this approved map should <br /> be prepared to accept the inconveniences or discomforts associated with <br /> agricultural operations or activities, such as noise, odors, insects, dust or fumes. <br /> San Joaquin County has determined that such inconveniencies or discomforts <br /> shall not be considered to be a nuisance. <br /> c. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to <br /> this map: <br /> (1) All parcels shall have a minimum lot width of 200 feet, measured at the front <br /> yard setback line.
