Project Description Proposal
The business consists of harvesting hay for famers and some of my own land. I am proposing that we
can park equipment as an accessory use to the business. The site will be used to park tractors, balers,
rakes, stackers and any other equipment associated with hay harvesting. During the harvest season is
April thru October estimated 90%of the equipment will be off site during this time. Minor repairs may
be done in the Ag building on occasion. The site is mainly used for winter storage.
Phase 2 to this plan within 5 years. I would like to propose increasing the AG Building by 4200 sq feet
which would be used for storage and/or future office use. Additional parking area up to 1 additional
acre. Also allow parking for up to an additional 42 sets of equipment should additional parking be
needed for future growth in either Phase 1 area or Phase 2 area.Should this additional parking require
drainage or water retention modifications that those medication be done during the phase 2 project
time window.
Surface and parking modification
Currently the entrance into the property off of Jahant Rd is asphalt. The onsite roadway and proposed
parking area is currently in gravel. I am requesting that the current gravel area be accepted at the all
weather surface. It has been a good all weather surface for the past 5 years. I has withstood use of
moving equipment in wet condition and can accommodate heavy emergency equipment if necessary.
Also requesting that the 4 proposed parking stalls be in gravel/all weather surface. The ADA parking stall
will be in concrete and have direct access to the builing. They will be marked to identify their location.
Landscape modifications
I am requesting that the current landscape be acceptable the site improvement plan. Currently the
property has over 80 trees on site. They include Red wood Aptos blue, Italian cypress, and palm trees.
We have planted Red wood trees in offset 10 ft spacing along the north side of the AG building and
proposed parking area.We have also planted Red wood trees at 10 ft spacing behind the AG building
and along the entire west side of the property. There are 2 Italian cypress trees planted in front of the
AG building in either corner. The idea was to add appeal to the yard/property and limit visibility from
the road.
