Phase One,to be completed within 18 <br /> months, includes the conversion of an existing 2,100 square foot agricultural building for <br /> equipment storage and the addition of a 100 square foot restroom. Phase Two,to be <br /> completed within five years, includes a 4,200 square foot addition to the equipment <br /> storage building; located on the south side of East Jahant Road,475 feet east of North <br /> Elliott Road,Acampo. The site is located within an area of historical flooding. <br /> Jabant Road has an existing right-of-way width of 50 feet(30 feet s/o centerline) and a planned right-of- <br /> way width of 60 feet. <br /> RECOMMENDATIONS: <br /> 1. The Traffic Impact Mitigation Fee shall be required for this application. The fee is due and payable <br /> at the time of building permit application. The fee shall be automatically adjusted July 1 of each <br /> year by the Engineering Construction Cost Index as published by the Engineering News Record. <br /> (Resolution R-00-433) <br /> 2. The Regional Transportation Impact Fee shall be required for this application. The fee is due and <br /> payable at the time of building permit application. The developer shall provide drainage facilities in accordance with the San Joaquin County <br /> Development Standards. Retention basins shall be fenced with six(6)foot high chain link fence or <br /> equal when the maximum design depth is 18 inches or more. Required retention basin capacity <br /> shall be calculated and submitted along with a drainage plan for review and approval,prior to <br /> release of building permit.
