Structures, fences, landscaping and, any or all obstructions shall be removed from the <br /> dedicated right-of-way, prior to recordation of the Parcel Map. The Tentative Map shall <br /> show all fences, landscaping and structures, and shall include contour lines. <br /> 4. The frontage improvements for Jahant Road shall be constructed in conformance with the <br /> standards for one-half of a 60-foot right-of-way Waal collector. The construction of the <br /> frontage improvements will be deferred, upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured Deferred Frontage and <br /> Roadway Improvement Agreement with a deposit equivalent to their estimated <br /> construction costs prior to approval of the Parcel Map. (A$410.00 fee currently is <br /> required for processing per Development Title Table 9-240.2 in addition to a copy of the <br /> Grant Deed, legal descriptions of Parcels 1 and 2 and an estimate. The estimate and legal <br /> descriptions shall be prepared by a Registered Civil Engineer with a typical section <br /> drawing on a form to be supplied by the Department of Public Works and submitted to <br /> the Department of Public Works for approval. As an option, the Department of Public <br /> Works will prepare the drawing with estimate for an additional fee of$175.00.) (The fee <br /> due will be based on the current fee schedule.) <br /> (Development Title Section 9-1150.2(d)(3)) <br /> 5. All easements of record shall be shown on the Parcel Map. <br /> (Development Title Section 9-910.20) <br /> 6. Requirements for construction of improvements shall be noticed by a statement on the <br /> Parcel Map. <br /> (Subdivision Map Act Section 66411.1) <br /> 7. Drainage from Parcel l shall be retained on-site by a retention basin (18-inch maximum <br /> depth) and shall be noticed by a statement on the Parcel Map. Drainage for each parcel <br /> shall be calculated prior to release of Building Permit. <br /> (Development Title Section 9-1135.9) <br /> 8. This area has been subject to historic flooding.
