(DISTRICT 4). <br />APPLICANT: Jack Partridge <br />INFORMATION: <br />APN: 007-240-36 <br />The site is not currently located within a Federal Flood Insurance Administration Designated Flood Hazard <br />Area. <br />The private road has an existing right-of-way width of 40 feet and a planned right-of-way width of 50 feet. <br />RECOMMENDATIONS: <br />Encroachment permit shall be required for work within Pearl Jahant Road right-of-way. <br />(Development Title Section 9-1145.4) <br />2. The private road from Pearl Jahant Road to the building site shall be improved in accordance with <br />the requirements of the Uniform Fire Code Section 10.207, San Joaquin County Standards F -la, <br />F-1 b and F- lc and the Liberty Fire District prior to issuance of the occupancy permit. <br />(Development Title Section 9-1150.16(b)(2)) <br />The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in a <br />70 -foot wide right-of-way from the centerline of the private road to the property lines across the <br />west frontage of lots 34, 39 and 42. (A $225.00 fee currently is required for processing per <br />Development Title Table 9-240.2 in addition to a copy of the Grant Deed.) <br />(Development Title Section 9-1150.16(b)(4)) <br />
