CONDITIONS OF APPROVAL <br /> A. & W. LOPEZ <br /> MS-91-91 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval : <br /> a. All easements of record shall be shown on the Parcel Map. <br /> b. The frontage improvements for Jahant Road across the frontage <br /> of Parcel #2 shall be constructed in conformance with the <br /> standards for one-half of a 60-foot right-of-way farm or <br /> estate subdivision street. The construction of the frontage <br /> improvements will be deferred, upon execution by the owner of <br /> a Deferred Frontage and Roadway Agreement or a Secured <br /> Deferred Frontage and Roadway Improvement Agreement with a <br /> deposit equivalent to their estimated construction costs prior <br /> to approval of the Parcel Map. (A $250 . 00 fee currently is <br /> required for processing per Planning Title Section 9-10502 in <br /> addition to a copy of the Grant Deed, legal descriptions of <br /> Parcel #2 and an estimate. The estimate and legal description <br /> shall be prepared by a Registered Civil Engineer with a <br /> typical section drawing on a form to be supplied by the <br /> Department of Public Works and submitted to the Department of <br /> Public Works for approval. As an option The Department of <br /> Public Works will prepare the drawing with estimate for an <br /> additional fee of $100 . 00) . <br /> C. Requirements for construction of improvemnts shall be noticed <br /> by a statement on the Parcel Map. <br /> ORDINANCE REQUIREMENTS • <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements cannot be modified. <br /> d. A Parcel Map is required. <br /> e. The Traffic Impact Mitigation Fee will be required for this <br /> subdivision. The fee is due and payable at the time of the <br /> building permit application. (The fee currently is $2 , 739 . 00 <br /> for each single family dwelling unit int he Lodi area. The <br /> fee shall be automatically adjusted annually by the <br /> Engineering Construction Cost Index as published by the <br /> Engineering News Record) . <br />
