CONDITIONS OF APPROVAL <br /> PA-1100231 <br /> ALBIOL/BAUMBACH & PIAZZA <br /> Lot Line Adjustment Application No. PA-1100231 was approved by the San Joaquin County <br /> Community Development Department on March 26, 2012, which is the effective date of approval. <br /> This approval will expire on September 25, 2013, which is 18 months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has <br /> been filed, if required by the Land Surveyor's Act. <br /> Unless otherwise specified,all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1) COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: John L. Funderburg, 468-3160) <br /> a) APPROVAL: This approval is for a Lot Line Adjustment application between two parcels as shown <br /> on the revised Site Plan dated March 5, 2012. <br /> b) NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment' shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c) PROPERTY LINE SETBACK: (the following requirements shall apply) <br /> i) The proposed new side property line for Parcels One and Two shall meet the side yard <br /> setback requirements for the AG-40 zoning designation (General Agriculture, 40-acre <br /> minimum)for non-agricultural and agricultural structures.
