41 <br /> r <br /> Conditions of Approval <br /> PA-0500203 <br /> Munyon, Robert Tr./Augustin, Daren & Donna Tr.IBaumbach & Piazza, Inc. <br /> Lot Line Adjustment Application No. PA-0500203 was approved by the Community <br /> Development Department on October 25, 2005,which is the effective date of approval. This <br /> approval will expire on April 25, 2006, which is 18 months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been recorded and a Record of <br /> Survey has been filed, if required by the Land Surveyors' Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to <br /> approval of a Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: Gillian Hayes, 468- <br /> 8477) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment as shown on the plan dated <br /> April 4, 2005. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A "Notice of Lot Line Adjustment" shall be <br /> recorded prior to conveyance of property through deeds by the owner. Legal <br /> descriptions of the resultant properties shall be submitted to the Surveyor's Division for <br /> review and forwarding to the Community Development Department. The legal <br /> descriptions shall be prepared, stamped and signed by a Registered Civil Engineer, <br /> qualified to practice Land Surveying per Section 8731 of the Land Surveyors' Act, or a <br /> Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. LOT SIZE: Each parcel shall be a minimum of two acres in size. (Development Title <br /> Section 9-872.2([d]) <br /> d. SETBACKS: The greenhouse structures on Parcel B shall comply with the following <br /> setback requirements: <br /> (1) The greenhouses shall be set back a minimum of 15 feet from the rear <br /> property line. (Development Title Table 9-610.2) <br /> 2. PUBLIC WORKS DEPARTMENT (See attached memo dated April 13, 2005) <br /> 3.
