r <br /> CONDITIONS OF APPROVAL <br /> LA-99-49 <br /> Munyon <br /> Lot Line Adjustment Application No. LA-99-49 was approved by the San Joaquin County Community <br /> Development Department on January 12,2000,which is the effective date of approval. <br /> Unless otherwise specified,all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on July 13, 2001, which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been filed with and accepted by the County Surveyor. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Jim Van Buren, 468-2374) <br /> a. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the lands to be <br /> exchanged shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared,stamped,and signed by a <br /> Registered Civil Engineer,qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act,or a Licensed Land Surveyor. <br /> b. Include"Deed Restriction"as part of the legal description in recording the deed. <br /> c. The following Uniform Building Code and San Joaquin County ordinance requirementswill be <br /> applicableand shall be incorporated in the construction plans before submittal to the Building <br /> Inspection Division: <br /> (1) Exterior walls less than 20 feet from a property line shall be of one-hou r fire-resistive <br /> construction. Openings shall be protected by%-hour assembly less than 20 feet. <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Richard Hieb, 468-3000) <br /> a. A Recorded Deed is allowed, but if points or lines are set, a Record of Survey is required. The new <br /> legal descriptions shall be submitted to the Surveyor's Office for review. (Development Title Section <br /> 9-872.4) <br /> b. The new legal descriptions must reflect correct distances with qualifiers to avoid overlaps or gaps. <br />
