All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) <br /> 3. The remainder shall be designated as 'Designated Remainder" on the Parcel Map. (Subdivision Map Act <br /> Section 66445) <br /> 4. For future development of the 'Designated Remainder", improvements including but not limited to the <br /> widening of Jahant Road in conformance with standards for one-half of a 50-foot wide right-of-way Rural <br /> road shall be provided in accordance with the adopted County development policies for"Division 11: <br /> Infrastructure Standards and Requirements" of the San Joaquin County Development Title,and shall be <br /> noticed by a statement on the Parcel Map and by a recorded Noticc of Minor Subdivision Restriction. <br /> (Subdivision Map Act Section 66424.6) <br /> 5. An Irrevocable Offer and Agreement to Dedicate Road to result in a 30-foot wide right-of-way from the <br /> centerline of Jahant Road to the property Iine shall be required across the frontage of Parcel 1 and 2 <br /> the"Designated Remainder". The Irrevocable Offer of Dedication shall be made on the Parcel Map. <br /> (Development Title Section 9-1150.5[b]) <br /> F- <br /> Informational Nates: <br /> (i.) Any construction activity that results in the disturbance of at least one(1)acre of soil shall require a State <br /> NPDES construction permit. Dischargers whose projects disturb I or more acres of soil or whose projects <br /> disturb less than I acre of soil and is not part of a-larger common plan of development,are required to <br /> obtain coverage under the current General Permit for Discharges of Storm Water Associated with <br /> Construction Activity(www.swrcb.ca.gov/stormwtr/gen const.html#const_permit).
