The general agriculture zone was <br /> established to preserve agricultural lands for the continuation of <br /> commercial agricultural enterprises . The limited agriculture zone <br /> was designed to recognize areas that contain existing <br /> concentrations of small-scale agricultural operations and <br /> dwellings . <br /> By allowing this reclassification the county will be creating <br /> concentrations of small-scale operations and dwellings . These <br /> operations are not existing currently and allowing this change is <br /> inconsistent with the General Plan. <br /> The Zone Reclassification ( ZR-92-5 ) will lead to the <br /> development of at least seven lots in an area established to <br /> preserve agricultural lands . With the changes allowed by the <br /> General Plan Text Amendment (GP-92-5 ) the proponents will be able <br /> to subdivide this single parcel into seven parcels , each with its <br /> own house . This development will lead to urban/rural conflicts as <br /> surrounding agricultural entities continue operating next to their <br /> new neighbors . <br /> The General Plan Text Amendment GP-92-5 must not be allowed. <br /> Currently, the county allows 1 to 16 homes per 160 gross acres or <br /> 1 home for every 10 acres in agricultural areas . GP-92-5 would <br /> change this rule and would allow 1 to 32 homes per 160 gross acres <br /> or 1 home for every 5 acres . This would allow the proponents of <br /> this project to build seven homes on property where only three were <br /> allowed previously. <br /> In the Policies for Development, Land Use/Circulation Element <br /> adopted by the Board of Supervisors in 1976 , it defines the <br /> agriculture area as follows : "This category includes those areas <br /> POST OFFICE BOX 8444 - 3290 NORTH AD ART WAY (209) 931-4931 STOCKTON, CA 95208 <br />
