Rick Griffin -2- <br /> COMMUNITY DEVELOPMENT <br /> PA-1000012 (SA) <br /> 2. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and payable at the <br /> time of each building permit phase application. The fee shall be automatically adjusted July 1 of each year by <br /> the Engineering Construction Cost Index as published by the Engineering News Record. (Resolution R-00- <br /> 433) <br /> 3. The Regional Transportation Impact Fee shall be required for this development. The fee is due and payable at <br /> the time of each building permit phase application. The fee will be based on the current schedule at the time of <br /> payment. (Resolution R-06-38) <br /> 4. A copy of the Final Site Plan shall be submitted prior to release of each building permit phase. <br /> 5. Verification shall be obtained from the Solid Waste Division (468-3066) that this development has met the <br /> requirements of the Waste Plan Format for Development Projects. Final Site Plan for each phase is required <br /> upon submittal of verification. <br /> 6. The developer shall provide drainage facilities and meet the requirements of San Joaquin County <br /> Development Standards to prevent the increased runoff release rate of storm water from discharging onto <br /> other properties and to prevent offsite sediment transport. Retention basins shall be fenced with six(6)foot <br /> high chain link fence or equal when the maximum design depth is 18 inches or more. Required retention basin <br /> capacity shall be calculated by a registered civil engineer, licensed contractor or licensed architect prior to <br /> release of Building Permit. (Development Title Section 9-1135) <br /> 7. Construction sites that result in soil disturbance of one acre or greater will require the preparation and <br /> implementation of a Storm Water Pollution Prevention Plan (SWPPP)meeting the requirements of the State <br /> Water Resources Control Board (SWRCB) Order No. 99-08 DWQ, Waste Discharge Requirements(WDRs) <br /> for Discharges of Stormwater Runoff Associated with Construction activity(General Permit). Developer shall <br /> submit the SWPPP to San Joaquin County Public Works for approval. A copy of the approved SWPPP and all <br /> required records,updates,test results and inspection reports shall be maintained on the construction site and <br /> be available for review by any County, State or Federal employee on demand. Developer shall file a Notice of <br /> Intent(NOT)with the State Water Resources Control Board (SWRCB). The Waste Discharge Identification <br /> Number(WDID), issued by the SWRCB shall be submitted to Public Works. <br /> Informational Notes: <br /> (i.) This property is subject to the requirements of San Joaquin County Mosquito &Vector Control District(209- <br /> 982-4675) and the California Health and Safety Code for the prevention of mosquitoes. Best Management <br /> Practices(BMP) guidelines for stormwater devices, ponds and wetlands are available. <br /> (ii.) All future building permits for projects located within a Special Flood Hazard Area at the time of permit <br /> issuance shall meet the San Joaquin County flood hazard reduction requirements (Title 9, Chapter 9-1605) <br /> and all requirements of the State of California(CCR Title 23)that are in force at the time of permit issuance. <br /> As an example,these requirements may include raising the finish floor elevation one foot above the expected <br /> flood level and/or using flood resistant materials. <br /> BD: <br /> \\Pwsrvfp0I\shares\De Services\DPubSm\COMMENTS\SA\SR 20101PA-1000012TA-1000012.doc <br />
