The frontage improvements for the right-of-way to be offered <br /> for dedication as required by Condition "b" above and the <br /> access easement on the railroad right-of-way shall be <br /> constructed in conformance with the standards for a 50-foot <br /> right-of-way farm or estate subdivision street. The <br /> construction of the frontage improvements will be deferred, <br /> upon execution by the owner of a Deferred Frontage and Roadway <br /> Improvement Agreement or a Secured Deferred Frontage and <br /> Roadway Improvement Agreement with a deposit equivalent to <br /> their estimated construction costs prior to approval of the <br /> Parcel Map. (A $250. 00 fee currently is required for <br /> processing per Planning Title Section 9-10502 in addition to <br /> a copy of the Grant Deed, legal descriptions of Parcels #1, <br /> and #5 and an estimate. The estimate and legal descriptions <br /> shall be prepared by a Registered Civil Engineer with a <br /> typical section drawing on a form to be supplied by the <br /> Department of Public Works and submitted to the Department of <br /> Public Works for approval. As an option the Department of <br /> Public Works will prepare the drawing with estimate for an <br /> additional fee of $100. 00) (Planning Title Section 9-9204 , 9- <br /> 9380) . <br /> g. Requirements for construction of improvements shall be noticed <br /> by a statement on the Parcel Map (Subdivision Map Act Section <br /> 66411 . 1) . <br /> h. All easements of record shall be shown on the Parcel Map <br /> (Planning Title Section 9-9184) . <br /> 2 . PUBLIC HEALTH SERVICES <br /> a. A soil suitability study as required by Section 10100 of the <br /> San Joaquin County Development Code must be performed prior to <br /> recordation of the Parcel Map indicating that the area is <br /> suitable for septic tank usage. <br /> b. The existing private water wells shall be tested for the <br /> chemical nitrates prior to recordation of the Parcel Map. <br /> Samnles are to be taken and run by a State-approved lab. <br />
