San Joaquin County Project Description <br /> Neighborhoods C,D,Hand portions of the TownC enter have been fullydeveloped in accordance <br /> with community approvals.Significant infrastructure was installed by M❑untain House Developers <br /> (MHD]in 2006 to support Neighborhoods I,1,K and L.Asa resalt of mass grading and infrastructure <br /> instaUationr approximately 85%u of the project area previously approved for development has been <br /> disturbed.In total,MHD has speat over$24 Million for infrastructure to support developments <br /> north of Syron Road(Neighborhoods L 1,K and L).Specifically,abridge across Syron Road and the <br /> railroad tracks,two miles of underground utilities(storm drain pipelines,gravity sewer pipeline S. <br /> sewer force main pipelines and water pipelines,reclaimed water lines)and grading.The grading <br /> included the excavation of ponds that serve as storm water quality treatment facilities for current <br /> and future Mountain House subdivisions.Storage reservoirs were also constructed in the <br /> Neighborhood L area to stare treated effluent from the Mountain House Community Services <br /> District CMHCSD)Wastewater Treatment Plant.These reservoirs have been decommissioned and <br /> will eventually be demolished. <br /> In 20 D7,Master Plan Amendment(PA-0500335)and Specific Plan 11 Amendment CPA0600337) <br /> were approved.The 2007 approvals revised the Neighborhoods I and J land plans and included new <br /> tentative maps to implement a new lot layout,reuse the golf course layout and eliminate the <br /> previously proposed work within the boundaries of Dry Creek(which would have required a United <br /> States Army Corps of Engineers Section 4D4 Permit pursuant to the Clean Water Act)in favor of <br /> leaving the existing Dry Creek wetland areas in place. <br /> After the conclusion of the mass grading work,but before the roadways were paved,MHD put <br /> developine nt on hold in 200$due to the Great Recession.MHD has since maintained the <br /> Neighborhoods I,1 K and L area and the storm water quality features within it.Figure 2-3 shows <br /> current and future improvements. <br /> Figure 2-3.Current and Future Improvements <br /> >r <br /> 'N <br /> ��Ei5tl1�Jltlirl}u11tl Ll4ax <br /> W nl'al parwy aldp[ <br /> Goued aws <br /> Mountain House MasterPlan and Specific Pian U April7a]] <br /> amendments and Revisions toapprcvei actions <br /> Publicraft <br /> Initial stucWM rotated Negative Deciaratio-n <br /> 75432859:.1 <br /> Resolution Template 01/2017 <br />
