Appeal Statement 16 <br /> i) LANDSCAPING: Landscaping shall be provided and comply with the foitowing: <br /> i) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> Kennefidk Road, shall be installed across the frontage of the project site. Agricultural production <br /> along Kennefick Road can be used to satisfy this requirement (Development Title Section 9- <br /> 1020.8) <br /> 11013JECTION: A landscape strip should be required along all sides of the property to visually <br /> block the trash that Is on the premises. It Is doubtful that fencing will be installed, or that <br /> fencing will solve all problems. A landscape stripe will provide visual blockage as well as <br /> offer some level of noise control." <br /> nt 16 <br /> The Conditions of Approval require that all outdoor storage area be screened. The screening should provide <br /> the necessary visual blockage because screening materials are required to be either wood, masonry, or <br /> chain-link with plant materials to provide a visual barrier. This is an ordinance requirement <br /> AMI Stal@ment 17 <br /> j) SCREENING: Screening shall be provided and comply with the folkxMng: <br /> i) All storage materials and related activities, including storage areas for trash,shall be enclosed by <br /> a screen six (6) to eight (8) feet in height. Items stored within one hundred (100) feet of a <br /> dedicated street or residential zone shah not be stacked higher than two (2) feet above the <br /> adjacent screen. (Development Title Section 9-1022.4[eX2XA]) <br /> "OBJECTION: There has been a condition under U76-71 that all debris and machine parts be <br /> stored inside. That has not occurred. There has been a condition calling for no outside <br /> storage unless the area was fenced and that has not occurred. This condition should be <br /> strictly enforced and should have a time frame of 3 months not 18 months,as it Is an existing <br /> current condition of use which Is in violation. The photos submitted with the Objection quite <br /> clearly show a junkyard, not fenced, not Inside, and easily visible from all sides, to the <br /> detriment of the quality of life in the neighborhood." <br /> Response to Anneal Statement 17 <br /> The Conditions of Approval require that all outdoor storage areas be screened. The Certificate of Occupancy <br /> Dud allows the applicants to perform Custom Agft turas Manufacturing will not be finalized until all of the <br /> Conditions of Approval are met The applicant is aware that screening is required for outdoor storage areas. <br /> Acoesi StateMlg 18 <br /> k) SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five(5)feet from <br /> any future right-of-way line, including any comer cut-off (snipe).
