State law requires that land use within airport <br /> IA nT. <br /> MAN r ECA, areas of influence must conform to the Airport Land Use Plan. <br /> RIPON. <br /> s rocK-roN, The location of this property(3685 South Turnpike Road) falls within the Horizontal Zone of the <br /> TRACY' Stockton Airport's Area of Influence. Any future development on this land must adhere to the standards <br /> AND <br /> 9 Hr COVNTY 1,I, outlined in the 1993 amended Airport Land Use Pian. The standards pertinent to this zone includes, but <br /> SAN ,UAQVIN are not limited, to the following: <br /> ➢ Proposed dumps/Iandfills should be evaluated to ensure they will not present a bird hazard to aircraft-, <br /> Y The use of non-reflective materials, transmissions, and visual distractions to pilots; <br /> ➢ Radio transmissions that would interfere with aircraft communications/navigation are not permitted-, <br /> Y Residential uses are permitted if insulated to reduce interior noise to a level no higher than 45 dB; <br /> ➢ A Deed of Aviation and Hazard Easement is recorded in favor of the Airport Operator when new <br /> residential land use involves 5 or more units; and, <br /> ➢ Proposed schools that are to be located within a 2-mile radius of an airport must undergo a review by <br /> Caltrans Division of Aeronautics and the State Department of Education. <br /> In the future, the property owner should be aware of the potential need to file FAA Form 7460-1 <br /> entitled Notice of Proposed Construction or Alteration.
