SITE APPROVAL APPLICATION NO. PA-0200011 OF GEMINI <br /> JJ INCORPORATED. A Site Approval application to establish a childcare facility <br /> and to install a 20' x 90' mobile classroom onto the site. Located on the <br /> northeast corner of East Tenth Street and Bieghle Street, Stockton(APN: 171- <br /> 152-28;•Address: 1807 East Tenth Street, Stockton). <br /> Jennifer Jolley, Associate Planner, and Bobby Bivens,Gemini, Inc., were present for this project. <br /> Ms. Jolley introduced the project. 'Ms.Jolley reviewed the Development Committee memo. Mr.Bivens <br /> indicated that the parking was excessive. Ms. Jolley asked Mr. Bivens to submit a letter stating why he <br /> feels the parking is excessive and indicate the number of spaces he feels is adequate. <br /> Mr. Bivens informed the Committee that the maximum number of thirty-(30) children is incorrect and <br /> that there will be only twenty-(20)children at the childcare center. <br /> Mr.Neely reviewed the Public Works Department requirements. Mr.Neely indicated that the driveway <br /> must be realigned. Options for the driveways were discussed. <br /> Mr. Darrow asked what was the use for the existing building. Mr.Bivens indicated that it was a church. <br /> Mr. Darrow indicated that there would need to be a change of occupancy. Mr.Bivens indicated that when <br /> Head Start moved in they obtained an approved Site Approval application and installed children sized <br /> stalls in the restrooms. Ms. Jolley confirmed that there was a previous Site Approval approved but that it <br /> was never finaled,because some of the requirements were not met. Ms. Jolley indicated that she would <br /> research the previous Site Approval to see what requirements were completed. <br /> Mr. Martin indicated that if Mr.Bivens proceeds with the application that there may be some building <br /> conditions that will be added to this approval. <br /> Mr.Martin informed Mr. Bivens that the Improvement Plan will need to be done by a Civil Engineer or <br /> Certified Architect. <br /> 11:30 a.m. 6. SITE APPROVAL APPLICATION NO PA-0200019 OF JOE BERGHOLD <br /> JJ (CIO MIKE SMITH ENGINEERING). A Site Approval application for a <br /> small winery to be constructed in three phases. Phase 1. To convert an existing <br /> agricultural storage building into a wine processing and administration building. <br /> Also add an access road to Cherry Lane and parking area adjacent to process <br /> building. Phase 2.To construct a building for a tasting room,barrel, and case <br /> storage, and construct a parking and garden area. Phase 3.To expand the <br /> processing building. Located on the north side of State Route 12 Highway, on the <br /> northwest corner of Cherry Road,northeast of Lodi(APN: 051-030-09; Address: <br /> 8215 E. State Route 12 Highway, Lodi). <br />
