CONDITIONS OF APPROVAL <br /> MS-94-46 <br /> Teresi <br /> Unless otherwise specified, all Conditions of Approval shall be compiled with prior to the approval <br /> of the Parcel Map. <br /> This approval will expire three years from the date of approval unless (1) all Conditions of Approval <br /> have been compiled with and (2) a Parcel Map has been filed with and accepted by the Surveyor's <br /> Office, <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Chandler Martin, 468-3190) <br /> a. Parcel 1 shall have a minimum width of 150 feet. (Development Title Section 9-610.4) ' <br /> b. Parcel 1 shall be between two (2) net acres and five (5) gross acres in size. <br /> (Development Title Section 9-610.3[a]) <br /> c. A Note shall be placed on the Parcel Map and a Notice of Minor Subdivision Restriction <br /> shall be recorded concurrently with the Parcel Map to the effect that the homesite is <br /> restricted from transfer until January 29, 2005, and the property shown on the Parcel Map <br /> is restricted from further subdivision, for homesite purposes, by Section 9-610.3 of the <br /> San Joaquin County Ordinance. <br /> d. The following note shall be placed on the Parcel Map and also recorded as a separate <br /> instrument: <br /> • In accordance with Section 9-610.3 of the San Joaquin County Development Title <br /> for the creation of homesite parcels, these parcels cannot be further subdivided. <br /> 2.
