1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> 1.1 Description of Site: The project consists of one parcel located at 12400 E. Kettleman Lane, <br /> Lodi, California. The project is in a farming community and is surrounded by agricultural <br /> land. It is zoned AG-40. The project parcel number is APN 063-250-02. There are no <br /> homes or other structures. on site. <br /> 1.2 Description of proposed development: The purpose of this project is to divide this 75 + <br /> acre site into two parcels, one 40 acre parcel and one 35 acre parcel. <br /> 1.3 Parcel Location Map: (See Appendix). <br /> 1.4 Site Map: (See Appendix). <br /> 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br /> 2.1 The present owner, Herb Scott,has owned the property for approximately 4 years. Prior to <br /> Mr. Scott's ownership, the parcel was owned by Mr. Scott's family for many years. The past use <br /> of this property was grape vineyards and has been vineyards since the present owner purchased <br /> it. Future use of the two parcels being created will be for homesite purposes and vineyards. <br /> 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE SECTION: <br /> 3.1 Description of Existing on-site septic tank usage: The purpose of this project is to create <br /> two homesite parcels from an existing single parcel. Once the parcels are developed for homes, <br /> septic systems will be required and built based on the San Joaquin County requirements. There <br /> has been no septic systems on these parcels. Permits were researched and illustrate this fact. <br /> 3.2 Site Septic Permit History: Research for on-site septic permits revealed no permits for this <br /> parcel. <br /> 3.3 Discussion of on-site septic repair history: No septic permits have been issued, no history <br /> of septic repair is available. <br /> 3.4 Description of Existing Septic Tank Usage in the General Area: Septic systems in the <br /> general area consist of what seem to be standard systems consisting of leach lines and seepage <br /> pits. (See permits in appendix). There have not been any failures and few repairs noted in the <br /> permits researched. <br /> 3.5 General Area Septic Permit History: In researching permits for septic systems and San <br /> Joaquin County Environmental Health Department records, the septic systems in this general <br /> area range in ages from 1971 to 2004.
