1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> 1.1 Description of Site: The project consists of one parcel located at 12400 E. Kettleman Lane, Lodi, <br /> California. The project is in a fanning community and is surrounded by agricultural land. It is <br /> zoned AG-40. The project parcel number is APN 063-250-02. There are no homes or other <br /> structures. on site. <br /> 1.2 Description of proposed development: The purpose of this project is to divide this 75 + acre site <br /> into two parcels, one 40 acre parcel and one 35 acre parcel. <br /> 1.3 Parcel Location Map: (See Appendix). <br /> 1.4 Site Map: (See Appendix). <br /> 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br /> 2.1 The present owner,Herb Scott, has owned the property for approximately 4 years. Prior to Mr. <br /> Scott's ownership, the parcel was owned by Mr. Scott's family for many years. The past use of this <br /> property was grape vineyards and has been vineyards since the present owner purchased it. Future use <br /> of the two parcels being created will be for homesite purposes and vineyards. <br /> 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE SECTION: <br /> 3.1 Description of Existing on-site septic tank usage: The purpose of this project is to create two <br /> homesite parcels from an existing single parcel. Once the parcels are developed for homes, septic <br /> systems will be required and built based on the San Joaquin County requirements. There has been no <br /> septic systems on these parcels. Permits were researched and illustrate this fact. <br /> 3.2 Site Septic Permit History: Research for on-site septic permits revealed no permits for this parcel. <br /> 3.3 Discussion of on-site septic repair history: No septic permits have been issued, no history of <br /> septic repair is available. <br /> 3.4 Description of Existing Septic Tank Usage in the General Area: Septic systems in the general <br /> area consist of what seem to be standard systems consisting of leach lines and seepage pits. (See permits <br /> in appendix). There have not been any failures and few repairs noted in the permits researched. <br /> 3.5 General Area Septic Permit History: In researching permits for septic systems and San Joaquin <br /> County Environmental Health Department records,the septic systems in this general area range in ages <br /> from 1971 to 2004. Copies of permits are in appendix. <br /> 3.6 Discussion of General Area Septic Tank Repair History: Repair history of the septic tanks in this <br /> area reveals that the leach lines and seepage pits have resulted in consistent unerring performance.
