(§ 1.0) INTRODUCTION <br /> rr <br /> This Soil Suitability Study presents the results of my investigation concerning the soil <br /> characteristics and groundwater under the subject property referenced on the Title Page. It was <br /> completed to satisfy the requirements of the San Joaquin Environmental Health Department <br /> (EHD), specifically: 1.) To determine if the proposed homesite Parcel 1 to be created from this <br /> subdivision is acceptable for the proper operation of a septic system which will function as <br /> intended for its anticipated lifespan, and 2.) Provide analysis and recommendations based upon the <br /> environmental criteria encountered in this study. This report is in compliance with the <br /> requirements for a Soil Suitability Study under Development Title Section 9-1105.2 Item (d) of the <br /> San Joaquin County Ordinance Codes. <br /> Within the text of this Report, bolded Section (§)numbers are referenced at the beginning of an <br /> applicable sentence, paragraph or paragraphs, or Appendices that correspond with the EHD <br /> Requirements Checklist for a Soil Suitability Study. <br /> (§ 2.0) SUBJECT SITE AND STUDY AREA BACKGROUND INFORMATION <br /> V(§ 1.1, 1.2, 2.1) The purpose of this project is to subdivide an existing 59t acre Parcel (Area <br /> determination according to Tentative Map; District Viewer Map says 54.96 acres), into two Parcels <br /> denoted as Parcel 1, which is to be 3.0 acres and a Designated Remainder Parcel, which is to be 56 <br /> acres. Mrs. Stokes' single family residential (SFR) structure is proposed to be built on Parcel 1. <br /> The homesite building pad is in the process of being constructed. It is proposed to install the septic <br /> tank and leachfreld off of the building pad, near the center and to the south of the pad. The <br /> Designated Remainder was planted in wine grapes,which were removed last fall. A new vineyard <br /> is to be planted that will surround Parcel 1. There is an irrigation well denoted as the "existing <br /> irrig. well"on the Tentative Parcel Map, located at the entrance road to Parcel 1. A domestic well <br /> exists in the extreme northeast corner of the Designated Remainder, along with a septic system that <br /> serves a mobile home there. These two wells were sampled and tested for this Study. A domestic <br /> well is proposed to be drilled for the new residence. <br /> 4,"'(§3.7) Parcel orientation is denoted on the Tentative Map found in Appendix A, produced by <br /> Mike Farley, PLS. It is possible EHD would support a second unit dwelling on proposed Parcel 1. <br /> Any additional building proposed to be built on the Designated Remainder will have to observe <br /> EHD requirements, which would include a perc test in the location of the proposed building. If a <br /> primary house and second unit dwelling were built on Parcel 1, and a primary(the existing mobile <br /> home) and second unit dwelling were built on the Designated Remainder, this would give a total of <br /> four septic systems on the two Parcels consisting of approximately 59 acres. This is a density of <br /> one septic system per 14.8 acres,which can be considered extremely low. Nitrogen fertilization <br /> and mineralization from organic matter decomposition would constitute a much greater nitrogen <br /> input than from these four septic systems. <br /> �§ 1.1 and 2.1) The subject property is approximately two miles southeast of the town of <br /> Thornton. Surrounding property use consists predominately of agricultural production land, a <br /> wood products industrial facility, wastewater ponds to the north, extremely low density single <br /> family homes, ranchettes, and ag buildings. <br /> Page -1- <br /> Chesney Consulting <br />
