PA-0700489 OF JOHN TRINKLE
(CIO MCR ENGINEERING)
(FIFTH DISTRICT).
IT IS RECOMMENDED:
That the Board of Supervisors conduct a public hearing to:
1. Approve the Negative Declaration; and
' 2. Approve Zone Reclassification No. PA-0700489, based on the ability to make the
4
required "Bases for Zone Reclassification" (Attachment "A").
BACKGROUND
This project consists of a Zone Reclassification application to change the zoning of 16.63
acres from AU-20 (Agriculture-Urban Reserve, 20-acre minimum)to R-R(Rural
Residential). The project site is a portion of a 20.66-acre parcel zoned AU-20 and
designated RIR(Rural Residential) on the 2010 General Plan Map. The parcel is located
within the rural community of New Jerusalem.
The proposed Zone Reclassification is consistent with the locational criteria and
infrastructure requirements of the General Plan. Parcels within a rural community may
Mpropose a septic system. If parcels are two-acres or more, a private well for water and on-
site drainage for stormwater may be permitted. The applicant has stated that the likely
underlying project is a Major Subdivision of up to eight two-acre lots.
