The proposed zone <br /> reclassification is limited to a parcel San Joaquin County APN 255-310-20;31244 located on the <br /> east side of State Route 33 (SR 33), approximately five hundred feet north of Durham Ferry <br /> Road,southeast of Tracy. The Department reiterates the following comments previously <br /> provided on December 13, 2007: <br /> « The Department has no objection to re-zoning the property at this location however we <br /> would like to review the future entitlement applications and site plans describing <br /> additional on site activities. At that time,please provide confirmation of the zoning <br /> change and that subdivision access will be from Koster Road to SR 33, rather than <br /> directly accessing SR 33. The subdivision plans need to clearly indicate access, as well <br /> as connection to SR 33. Comments maybe provided by the Department regarding the <br /> impacts of those activities after the Department's review. <br /> An Encroachment Permit will be required for work(if any)done within the Department's <br /> right of way. This work is subject to the California Environmental Quality Acta <br /> Therefore, environmental studies may be required as part of the encroachment permits <br /> application. A qualified professional must conduct any such studies undertaken to satisfy <br /> the Department's environmental review responsibilities. Ground disturbing activities to <br /> the site prior to completion and/or approval of required environmental documents may <br /> affect the Department's ability to issue a permit for the project.
