There are no active, inactive or illegal dump sites on the subject property. The former Tracy
landfill located at the intersection of Corral Hollow and Hwy 580 is more than five miles
distant. Due to the rural nature of the property and the location on a side road there were no gas
station. There is one former service station located at the intersection of Durham Ferry Road
and Hwy 33,which is the site of a leaking underground storage tank.
This site cleanup is being directed by San Joaquin County Environmental Health. The site is
located approximate 1 mile down gradient.
In an attempt to determine the use of agricultural chemicals on the property, the Agricultural
Commissioners office in Stockton was contacted. Ms. Hazel Gallego noted that AG chemical
records are kept for only nine years. Based on personal knowledge by H. B. Dietz of planted
(crops during the last five years), only registered fertilizers, pesticides and herbicides have been
used.
Visual inspection was conducted by H. B. Dietz in 2000 at the time of purchase of the property.
At that time a farm building which had been illegally converted to worker housing was observed
on the site. No underground storage tanks,no aboveground storage tanks nor chemical storage
sites were on the site_ No underground or aboveground gas or diesel tanks have been on site
since 2000. An underground propane tank is installed on Parcel 1.
During permitted demolition in 2001 of the exisiting farm building on the site an unpermitted
septic system was discovered and removed. All trash and debris from occupancy of this farm
building was removed and disposed of at the Forward Landfill in Manteca, California.
Excavation associated with construction of the shop, guest house, hone septic systems and
irrigation system revealed only undisturbed earth.
To verify the quality of the water, the existing well on pare] 1 which is 100 feet deep was
sampled in 2000 for nitrates. The Chain of Custody and the sampling results are attached. There
was no indication of elevated concentration of nitrate in the groundwater. A new well was
constructed in 2001on parcel 1 for the residence. The well completion report for this well, which
is cased to 235 feet below ground surface, is attached. The well was sampled for bacteria,
nitrates and total dissolved solids. The Chain of Custody and sample results for this well are
attached. The levels of nitrates are well below the maximum contaminant level of 45 mg/L.
This would indicated that there has been no impact by fertlizer, septic systems or dairy
operations. Based on the information provided above no sources of off site or on site soil or
groundwater contamination have been identified.
Section 4.0 Evaluation of Past and Current Sources of Groundwater Identified at or Near
the Site and Recommendation for Further Action
There have been no potential sources of soil or groundwater contamination identified near or at
the subject site. No further action is recommended for this investigation.
-3-
