CONDITIONS OF APPROVAL <br /> PA-04-23 <br /> Thoming <br /> Minor Subdivision Application No. PA-04-23 was approved by the San Joaquin County Community <br /> Development Department on May 13, 2004. The effective date of approval is May 23, 2004. This <br /> tentative map approval will expire on May 23, 2007, which is three years from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with and (2) a Parcel Map has <br /> been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Jennifer Jolley, 468-3161) <br /> a. TENTATIVE MAP: The parcel map shall substantially conform with the approved tentative map <br /> dated March 15, 2004. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) Parcels 1 and 2 shall have a minimum lot width of 330 feet, measured at the front yard setback <br /> line (Development Title Section 9-610.4) <br /> (2) All parcels shall have a minimum lot area of forty (40)acres. (Development Title Section 9-610.2) <br /> c. ACCESS: The following access requirements apply and shall be shown on the Parcel Map: <br /> (1) As shown on the tentative map, a minimum 25-foot wide proposed private easement for access <br /> from Koster Road to Parcels 3, 4, 5 & 6 shall be shown on the Parcel Map. (Development Title <br /> Section 9-1150.15) <br /> (2) A minimum 25-foot wide proposed private easement for secondary access to Parcels 3, 5 & 6 <br /> shall be shown on the Parcel Map. The secondary access shall be located along the northern <br /> property lines of Parcels 1, 3 & 5 and along the entire 300 feet of the northeastern property line <br /> of Parcel 5. <br /> (3) The following note shall be placed on the Parcel Map and also shall be recorded as a separate <br /> instrument: <br /> A. At the time of development of Parcels 3, 4, 5 or 6, the entire length of the private right-of-way <br /> for the parcel being developed, including any required secondary access, shall be <br /> constructed and maintained to the standards required by Section 10.207 of the Uniform Fire <br /> Code and applicable San Joaquin County Improvement Standards.
