CONDITIONS OF APPROVAL I� PA-02-306 Towers i` Site Approval Application No. PA-02-306 was approved.by the San Joaquin County Community Development Department on September 12, 2002. The effective date of approval is September 22, 2002. This approval will expire on March 23, 2004, which is 18 months from the effective date of approval, unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits have been secured and remain in force, and (3) all necessary permits from other agencies have been secured and remain in force. Approval and Ordinance requirements shall be fulfilled Unless otherwise specified, all Conditions of App prior to the establishment of the use and the issuance of any building permits. Those Conditions followed by a Section Number have been identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot be modified, and other Ordinance requirements may apply. 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Jennifer Jolley,468-3161) a. BUILDING PERMIT: Submit a "RESIDENTIAL-BUILDING PERMIT'. The Site Plan required as a part of the building permit must show drainage, driveway access details (including gates), on-site parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title Section 9-884) b. APPROVED USE: This approval is to permit the construction of three (3) single-family residences and one (1) second-unit dwelling on three-(3) separate parcels as shown on the Site Plan dated July 7, 2002. The following activities are permitted per parcel: (1) Parcel 1 (2.44 acres) — Construction of one 2,000-square-foot single-family residence and attached 1,200-square-foot accessory building. (2) Parcel 2 6.77 acres— Construction of one 2,400-square-foot single-family residence and one it 1,400-square-foot second-unit dwelling (subject to Second Unit Dwelling permit restrictions). (3) Parcel 3 9.77 acres — Construction of one 2,800-square-foot single-family residence and one 2,400-square-foot accessory building. i c. STORM DRAINAGE: Storm water drainage shall be retained on the site. The drainage pattern and ' corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations prepared by a registered civil engineer or architect shall be included. (Development Title Section 9- 1135) d. UNIFORM FIRE CODE:The following Uniform Fire Code and San Joaquin County Ordinance Code requirements shall be applicable and incorporated into the construction plans before submittal to the Community Development Department for a building permit: i (1) Fire department access roads shall be in accordance with Section 902.2 of the California Fire I Code and the standards adopted by the San Joaquin County Fire Chiefs Association. 3 J Conditions of Approval - 1 - PA-02-306 i
