Conditions <br /> Site Approval Application No. PA-02-306 was approved by the San Joaquin County Community <br /> Development Department on September 12, 2002. The effective date of approval is September 22, <br /> 2002. This approval will expire on March 23, 2004, which is 18 months from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with, (2) all necessary building <br /> permits have been secured and remain in force, and (3) all necessary permits from other agencies <br /> have been secured and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> f prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> i followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> i <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Jennifer Jolley, 468-3161) <br /> a. BUILDING PERMIT: Submit a "RESIDENTIAL-BUILDING PERMIT". The Site Plan required as a <br /> part of the building permit must show drainage, driveway access details (including gates), on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> ) q ( p to <br /> Section 9-884) <br /> b. APPROVED USE: This approval is to permit the construction of three (3) single-family residences <br /> and one (1) second-unit dwelling on three (3) separate parcels as shown on the Site Pian dated July <br /> 7, 2002. The following activities are permitted per parcel.- <br /> (1) <br /> arcel:(1) Parcel 1 (2.44 acres) — Construction of one 2,000-square-foot single-family residence and / <br /> attached 1,200-square-foot accessory building. <br /> (2) Parcel 2 (6.77 acres) — Construction of one 2,400-square-foot single-family residence and one <br /> 1,400-square-foot second-unit dwelling (subject to Second Unit Dwelling permit restrictions). <br /> (3) Parcel 3 (9.77 acres) — Construction of one 2,800-square-foot single-family residence and one <br /> 2,400-square-foot accessory building. <br /> c. STORM DRAINAGE: Storm water drainage shall be retained on the site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations <br /> prepared by a registered civil engineer'or architect shall be included. (Development Title Section 9- <br /> 1135) <br /> d. UNIFORM FIRE CODE:The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements shall be applicable and incorporated into the construction plans before submittal to the <br /> Community Development Department for a building permit: <br /> (1) Fire department access roads shall be in accordance with Section 902.2 of the California Fire <br /> Code and the standards adopted by the San Joaquin County Fire Chiefs Association. <br /> 2.
