b. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standards R-17 prior to issuance of the occupancy permit. (Development Title'Section 9- <br /> 1145.5) <br /> c. The Traffic Impact Mitigation Fee,shall be required for this development. -The fee is due and payable <br /> at the time of building permit application. The fee currently is$1,920.00 per dwelling unit and <br /> $1,258.00 for each additional unit in the Tracy area. The fee shall be automatically adjusted July 1 of <br /> each year by the Engineering Construction Cost Index as published.by the Engineering News <br /> Record. (Resolution 00-433) <br /> I d. A copy of the Final Site Pian shall be submitted prior to the release of building permits. <br /> e. Drainage from each parcel shall be retained on the site by a retention basin (18-inch maximum <br /> depth). Drainage for each parcel shall be calculated prior to the release of building permits. <br /> (Development Title Section 9-1135.9) <br /> 3. ENVIRONMENTAL HEALTH DEPARTMENT(Staff Contact: Steven Shih, 468-9850) <br /> a. A soil suitability study, as required by Section 9-11052(d)of the San Joaquin County Development <br /> Title,,which indicates that the area is suitable for a septic tank system must be performed prior to the <br /> issuance of building permits. A review fee of$178.00 is required at the time of submittal to the <br /> Environmental Health Department. <br /> .The sewage disposal system shall comply with the on-site sewage standards of San Joaquin County <br /> prior to approval. A percolation test that meets absorption rates of the manual of septic tank practice <br /> or the EPA Design Manual for on-site wastewater treatment and disposal systems is required for <br /> each parcel. A permit fee of$89.00 per percolation hole is required. <br /> b. The existing private water wells shall be'tested for the chemical Dibromochloropropane (DBCP) and <br /> nitrates prior to the issuance of building permits. Samples are to be taken and analyzed by a State <br /> approved laboratory. (Development Title Section 9-1115.7) <br /> c. Construction of individual sewage disposal systems under permit and inspection by the <br /> Environmental Health Department is required at the time of development based on the findings of the <br /> Soil Suitability Study. (Development Title Sections 9-1110.3 and 9-1110.4) <br /> NOTE: Any proposed sewage disposal system will need to be installed at least 100 feet away from <br /> the neighboring canal. <br /> d. Construction of individual domestic water wells under permit and inspection by the Environmental <br /> Health Department is required at the time of development.
