r e. PARKING: Off-street parking shall be provided and comply with the following: (1) All parking spaces, driveways,and maneuvering areas for automobiles shall be surfaced and permanently maintained with base material of appropriate depth and asphalt concrete or Portland cement concrete to provide a durable, dust free surface. Bumper guards shall be provided when necessary to protect adjacent structures or properties. (Development Title Section 9-1015.5[e]) (2) A minimum of 12 automobile parking spaces shall be provided, including one(1) accessible space, which shall be van accessible. Accessible spaces shall be located as close as possible to the primary entrance(C.C.R., Title 24). (3) All parking spaces and all major circulation drive lanes for trucks and trailers shall be surfaced;and permanently maintained with a minimum of two (2) inches of asphalt concrete over an 'appropriate base. Bumper guards shall be provided when necessary to protect adjacent structures or properties. All other areas that are used for vehicular traffic shall be surfaced and permanently maintained with a chip seal. Aggregate base may be used for trailer storage areas. f. LOADING: One(1) loading space shall be provided. The space shall be a minimum of 25 feet in length and 15 feet in width, and shall have a minimum height clearance of 14 feet. On-site driveways and maneuvering areas may be used in lieu of the loading space as long as maneuvering areas for delivery vehicles are provided. (Development Title Section 9-1015.6) g. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site Plan: (1) Access driveways shall have a width of no less than.twenty-five(25)feet for two-way aisles and 4 sixteen (16)feet for one-way aisles, except that in no case shall driveways designated as fire department access be less than twenty(20)feet wide. (Development Title Section 9- 1015.5[h][1]) h. LIGHTING: Lighting shall be provided and comply with the following: i (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. (Development Title Section 9-1015.5[g]) '- f (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines shall be permitted except onto public thoroughfares, provided, however, that such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4)) i. LANDSCAPING: Landscaping shall be provided and comply with the following.- (1) ollowing:(1) A minimum ten (10)foot wide landscaped strip, respecting the ultimate right-of-way width of Koster Road, shall be installed across the frontage of the project site. (Development Title Section 9-1020.8) (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, or other facilities shall be landscaped. (Development Title Section 9-1020.8) i 1 (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept mowed and dust free.
