PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways,and maneuvering areas for automobiles shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt concrete or <br /> Portland cement concrete to provide a durable, dust free surface. Bumper guards shall be <br /> provided when necessary to protect adjacent structures or properties. (Development Title <br /> Section 9-1015.5[e]) <br /> (2) A minimum of 12 automobile parking spaces shall be provided, including one(1) accessible <br /> space, which shall be van accessible. Accessible spaces shall be located as close as possible <br /> to the primary entrance(C.C.R., Title 24). <br /> (3) All parking spaces and all major circulation drive lanes for trucks and trailers shall be <br /> surfaced;and permanently maintained with a minimum of two (2) inches of asphalt concrete <br /> over an 'appropriate base. Bumper guards shall be provided when necessary to protect <br /> adjacent structures or properties. All other areas that are used for vehicular traffic shall be <br /> surfaced and permanently maintained with a chip seal. Aggregate base may be used for <br /> trailer storage areas. <br /> f. LOADING: One(1) loading space shall be provided. The space shall be a minimum of 25 feet in <br /> length and 15 feet in width, and shall have a minimum height clearance of 14 feet. On-site driveways <br /> and maneuvering areas may be used in lieu of the loading space as long as maneuvering areas for <br /> delivery vehicles are provided. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than.twenty-five(25)feet for two-way aisles and <br /> 4 sixteen (16)feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty(20)feet wide. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. LANDSCAPING: Landscaping shall be provided and comply with the following.- <br /> (1) <br /> ollowing:(1) A minimum ten (10)foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> Koster Road, shall be installed across the frontage of the project site.
