CONDITIONS OF APPROVAL <br /> SA-97-52 <br /> Tuso <br /> Site Approval Application No. SA-97-52 was approved by the San Joaquin County Community <br /> Development Department on February 13, 1998. The effective date of approval is February 23, <br /> 1998. This approval will expire on August 25, 1999, which is 18 months from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with, (2) all necessary <br /> building permits have been secured and remain in force, and (3) all necessary permits from other <br /> agencies have been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be <br /> fulfilled prior to the establishment of the use and the issuance of any building permits. Those <br /> Conditions followed by a Section Number have been identified as Ordinance requirements <br /> pertinent to this application. Ordinance requirements cannot be modified, and other Ordinance <br /> requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Kerry Sullivan, 468-3140) <br /> a, BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT." The <br /> Site Plan required as a part of the building permit must be prepared by a registered civil <br /> engineer or licensed architect. This Plan must show drainage, driveway access details <br /> (including gates), on-site parking, landscaping, signs, existing and proposed utility services, <br /> and grading (refer to the"SITE PLAN CHECK LIST"for details). A fee is required for the Site <br /> Plan review. (Development Title Section 9-884) <br /> b. APPROVED USE: This approval is for a home occupation for a commercial kitchen for a <br /> home bakery in an accessory structure as shown on the plan submitted.January 6, 1998. <br /> C. BUSINESS LICENSE: The applicant shall secure an approved Business License prior <br /> to the initiation of the use. The Business License may be applied for concurrently with <br /> the Building Permit application. (County Ordinance Code Section 7-1000) <br /> d. APPEARANCE: The appearance of the structure shall not be altered, nor shall the <br /> occupation within the residence be conducted in a manner which would cause the <br /> premises to differ from its residential character either by the use of colors, materials, <br /> construction, lighting, or signs, or by the emission of sounds, noises, or vibrations. <br /> e. EMPLOYEES: All employees shall be members of the resident family and shall reside <br /> on the premises. <br /> f. TRAFFIC: Pedestrian and vehicular traffic will be limited to that normally associated <br /> with residential districts. <br /> g. COMMERCIAL VEHICLE: The home occupation may involve the use of a commercial <br /> vehicle, not to exceed 11,000 pounds gross weight, or a single-vehicle limousine <br /> service. <br /> Conditions of Approval - 1 - SA-97-52 <br />
