W <br /> ' Soil Suitability and Nitrate Loading Study <br /> Proposed Prayer Temple Christian Center <br /> t11075 West Larch Road, Tracy, California <br /> ' 1.0. INTRODUCTION AND PROPOSED DEVELOPMENT <br /> On behalf of Proposed Prayer Temple Christian Center, Advanced GeoEnvironmental, <br /> Inc. (AGE) has prepared the enclosed Soil Suitability and Nitrate Loading Study for the <br /> property located at 11075 West Larch Road, Tracy, California. The purpose of this study <br /> is to determine the potential impact from nitrate loading due to a planned small scale <br /> ' and expanding church structure and use on the subject site. The study included a soil <br /> percolation test, local septic use research and estimated nitrate impact to soil and <br /> ground water at the subject site as required by San Joaquin County Environmental <br /> ' Health Department (EHD) letter dated 06 September 2012 (Appendix A). <br /> ' 1.1. DESCRIPTION OF SITE <br /> The location of the site, surrounding properties and general setting is illustrated on the <br /> ' Lodi Tracy topographic map, 1978 (7.5 Minute United States Geological Survey (USGS) <br /> Topographic Series, California) in the southern half of Section 17, Township 4 North, <br /> Range 6 East, Mount Diablo Base and Meridian (Figure 1). 37.7914810, -121.4190179 <br /> 1 The map shows the subject property located at an elevation of approximately 17 feet <br /> above mean sea level in an area of low topographic relief. The regional slope of the <br /> ' area is relatively gentle and dips toward the west. <br /> The property is situated on the north side of West Larch Road, and consists of a 2.68- <br /> acre parcel identified as San Joaquin County Assessor Parcel Number (APN) 212-170- <br /> 02. The current zoning of the property is low — density residential. The existing <br /> structures located on-site include a residential multi-bedroom home, garage and large <br /> ' storage shed. The property is serviced by existing water well located on the eastern <br /> central portion of the site. <br /> ' 1.2. DESCRIPTION OF PROPOSED DEVELOPMENT <br /> ' The future plans for the property include the development of the barn land at the <br /> northeastern portion of the parcel into a church and meeting room. Three phases of co- <br /> located or adjoining development are proposed; Phase I a 4,500 square foot multi- <br /> purpose room, Phase 2 for 3,420 square foot storage building and Phase 3 <br /> development of a 8,190 square foot church building. The proposed development plan <br /> ' has been recorded as San Joaquin County Community Development Department <br /> (SJCCDD) application Number PA-1200133.
