e. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and <br /> sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty (20) feet wide. (Development Title Section 9- <br /> 1015.5[l][1]) <br /> f. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be <br /> screened so as not to be visible from adjacent properties and public rights-of-way. Screening <br /> shall be-six (6) to seven (7) feet in height. Outside storage is not permitted in front yards, <br /> street side yards, or in front of main buildings. (Development Title Section 1022.4[d][21) <br /> g. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) Parking lot and security lighting shall be installed. <br /> (2) All lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property:.Iine shall be permitted, except onto public thoroughfares, provided, however, that <br /> such light shall not cause a hazard to motorists (Development Title Section 9-1015.5[g]). <br /> h. LANDSCAP.NG: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip respecting the ultimate right-of-way width of <br /> Larch Road shall be installed across the frontage of the project site. (Development Title <br /> Section 8F 1020.7) <br /> (2) All areas not used for buildings, parking, driveways, walkways, or other permanent facilities <br /> shall be`;landscaped. A minimum ten (10) foot wide planting strip shall be required along <br /> adjacent-=streets. The strip shall be continuous except where crossed by driveways and <br /> walkways. (Development Title Section 9-1020.7) <br /> (3) Areas of=the property which are not part of the project shall be barricaded from traffic and <br /> kept mowed and dust free. <br /> i. SIGNS: SignV details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from <br /> any future right-of-way line, including any corner cut-off (snipe). (Development Title Section 9- <br /> 1710.2[g]) <br /> j. SOCIAL CAFE FACILITIES: <br /> (1) A minimum of thirty-five (35) square feet of outdoor recreation area shall be provided per <br /> facility user under two (2) years of age, and a minimum of seventy-five (75) square feet must <br /> be provided per user over two (2) years of age. Therefore, a minimum of 2,100 square feet <br /> of outdoor recreation area shall be required. (Development Title Section 9-1030.3[b]) <br /> mo- <br /> (2) All outdoor recreation areas shall be enclosed by walls or fences not less than six (6) feet in <br /> height. Should existing fencing be less than six (6) feet in height, the Review Authority may <br /> approve ,such alternative fencing if, upon review of adjacent uses, supervision ratios, and <br /> facilityf bor pians, it is determined that the existing fence height will not be detrimental to the <br /> health, safety, or welfare of facility users.
