PA-1000034 OF ROGER AND <br /> SADHANA ADH IKARI (APN: 212-180-11; ADDRESS: 11737 LARCH <br /> ROAD, TRACY) <br /> The applicant has submitted a Use Permit application for the construction of three 2,640 <br /> square foot buildings for an assisted Iiving facility for up to twenty-two people (Use <br /> Type: Group Care-Large). <br /> The General Plan designation is Low Density Residential (R/L) and the zoning is Low <br /> Density Residential (R-L). <br /> The project is located on the north side of Larch Road, 825 feet east of Corral Hollow <br /> Road, north of Tracy. <br /> Social Care Facilities <br /> The site plan shows the locations for the three proposed buildings and several existing <br /> buildings. A site visit revealed other existing structures that are not shown on the site <br /> plan. Also, group homes have special requirements for outdoor areas. The new structures <br /> will need engineered drawings that include fire sprinklers that meet an 1-1 occupancy. <br /> The following are the standards and guidelines for the review and approval of social care <br /> facilities: <br /> (a) Exterior Yard Area.A site plan, to scale, of the exterior yard area that will be <br /> used for social care purposes shall be submitted containing information as <br /> required by the Director of the Community Development Department. <br /> (b) Outdoor Recreation Area. A minimum of thirty-five (35)square feet of <br /> outdoor recreation area shall be provided per facility user under two (2) years of <br /> . 1 <br />
