Zuber, Superintendent <br /> 304 North Acacia Avenue <br /> Ripon, CA. 95366 <br /> Dear Board Members: <br /> REPORT ON THE PROPOSED REAL PROPERTY ACQUISITION <br /> (19729 Carrolton Road, Ripon; APN: 245-130-44) <br /> Pursuant to Public Resources Code 211511.2, the Planning Commission has <br /> investigated the proposed property acquisition and offers this report. <br /> The approximately 20.42 acre site is located on the west side of S. Carrolton Road, <br /> approximately 420 feet south of E. Allen Road, Ripon. <br /> The General Plan designation is AIG (General Agriculture) and the site is zoned AG-40 <br /> (General Agriculture, 40 acre minimum). The property is under Williamson Act Contract. <br /> The school district may want to contact the state Department of Conservation regarding <br /> potential compatibility issues with the Williamson Act contract. <br /> In the future, if an educational facility is proposed for this site, the most appropriate use <br /> type is Education Services-General. This use type is not permitted on parcels under <br /> Williamson Act contract (Development Title, Section 9-1810.3). The school district may <br /> apply for a Notice of Nonrenewal (Development Title, Section 9-1815) or a Cancellation <br /> of Contract application (Development Title, Section 9-1820) in order to develop the <br /> school site in the future. <br /> The Planning Commission has no objection to the proposed property acquisition. <br /> Sincerely, <br /> Kerry Sullivan, Secretary <br /> San Joaquin County Planning Commission <br />
