It is <br /> proposed to subdivide the property into eight, approximate 40 acre, rectangular, east-west <br /> oriented properties. The property to be subdivided is located approximately 4.25 miles <br /> northwesterly of Thornton. Access from I-5 at Thornton is via Walnut Grove Road <br /> approximately 2.1 miles west to Vail Road, then approximately 0.75 miles north on Vail Road to <br /> Lauffer Road, and then approximately 0.25 mile west on Lauffer Road to the southeasterly <br /> property comer. The general location of the property is shown on the attached Plate 1, Vicinity <br /> Map. A detailed map of the property itself is presented on Plate 2, Plot Plan. There are two <br /> residences on the property; both residences are located along the Mokelumne River, one near the <br /> northerly property limit and one about 800 feet northerly of the southerly property limit. There <br /> also is a small abandoned transmitter building along the northerly side of West Lauffer Road, <br /> approximately 1,200 feet easterly of the Mokelumne River. This building was formerly <br /> contained the transmitter for UPN Channel 31 and prior to that a radio transmitter for KMUV; <br /> deadmen associated with the former transmission tower are still in place. There are out <br /> buildings, septic tanks and leach fields associated with both residences. There also are numerous <br /> old trees, some large, along both the land side and water side toe of the Mokelumne, as well as <br /> younger pear trees within an approximate 30 acre pear orchard generally within the <br /> northwesterly property comer. There are irrigation/drainage ditches on the property as shown on <br /> Plates 1 and 2. Our experience in the area indicates these ditches may also serve to collect <br /> seepage (groundwater inflow into the ditches) when groundwater levels are elevated due to high <br /> river stages.
