0.P, <br /> Community Development Department <br /> S A Nsd OAQU IN <br /> C 0 U N T Y— Planning - Building - Neighborhood Preservation <br /> Greotness grows here. <br /> November 22, 2019 <br /> TO: File PA-180 <br /> FROM: Z o e y M i=,, e di C rmunity Development Department <br /> SUBJECT: Screening Requirement Modification Request <br /> The applicant has requested a screening modification request (see attached letter dated <br /> November 30, 2018) to waive the requirement to provide screening for storage materials and <br /> trash bin areas from the property as required by Development Title Section 9-1 022.4(d)[2], <br /> which states that all storage materials and related activities, including storage areas for trash, <br /> shall be screened so as not to be visible from adjacent properties and public rights-of-way. <br /> Screening shall be six (6) to seven (7) feet in height. Outside storage is not permitted in front <br /> yards, street side yards, or in front of main buildings. <br /> The site plan dated July 31, 2019 indicates an area used for pallet storage (referred to as <br /> RPC/Pallet Storage 10,000 sq. ft. per the site plan) located just east of the proposed building. <br /> In addition, there is a trash area (referred to as dumpster per the site plan) also located east of <br /> the proposed building and south of the pallet storage area. <br /> This screening modification is being granted for the following reasons: the storage/trash areas <br /> are located 235 feet from the closest adjacent property line to the north and 315 feet from any <br /> public right-of-way (Lehman Rd.); the storage area and the trash area is adequately screened <br /> by design with the proposed building to the west and parking area (with landscaping throughout) <br /> and existing orchards located east of the developed area. <br /> Any outdoor storage and/or trash areas located outside of the scope of the project as shown on <br /> the site plan dated July 31, 2029 may require screening in the future. <br /> 1810 E.
