COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: Rick Griffin, [209]468-3154) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment as shown on the site plan dated June 13, <br /> 2005. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. IMPROVEMENT PLAN: A note shall be placed on the face of the "Notice of Lot Line Adjustment' <br /> that states that an approved Improvement Plan for a private right-of-way is required before <br /> development of Parcel 1. <br /> d. ACCESS: A note shall be placed on the face of the "Notice of Lot Line Adjustment"that states that <br /> access from Parcel 1 to Lehman Road shall be shown on deeds effecting the Lot Line Adjustment. <br /> e. LOT SIZE: Parcel 1 shall be a minimum of two(2)acres in size. Parcel 2 shall be a minimum of forty <br /> (40)acres in size. (Development Title Section 9-872.2) <br /> 2. PUBLIC WORKS DEPARTMENT: (see memo dated June 27, 2005) <br />
