CONDITIONS OF APPROVAL <br /> PA-03-9 <br /> Haskins <br /> Minor Subdivision Application No. PA-03-9 was approved by the San Joaquin County Community <br /> Development Department on June 5, 2003. The effective date of approval is June 15, 2003. This <br /> tentative map approval will expire on June 14, 2006, which is three years from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with and (2) a Parcel Map has <br /> been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Jennifer Jolley, 468-3161) <br /> a. TENTATIVE MAP: The parcel map shall substantially conform with the approved tentative map <br /> dated May 19, 2003. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of 330 feet, measured at the front yard setback line. <br /> (Development Title Section 9-610.4) <br /> (2) All parcels shall have a minimum lot area of eighty (80) acres. (Development Title Section 9- <br /> 610.2) <br /> c. ACCESS: The property descriptions for the required Certificate of Compliance shall include the <br /> existing 25-foot wide-easement for access to Mackville Road and an easement for access to Lots 2, <br /> 3, and the remainder across the northern 25 feet of Lots 1, 2, and 3 (Variance Application No. PA-03- <br /> 127). <br /> d. UNIFORM FIRE CODE: The following Uniform Fire code and San Joaquin County Ordinance Code <br /> requirements shall be applicable: <br /> (1) This planning application will require a fire access road to be completed before the Certificates of <br /> Compliance are recorded. Please contact the Fire Prevention Bureau at (209) 468-3380 to <br /> schedule an inspection of the completed road. (Fire access road improvements shall be <br /> required for Parcels 1, 2, and 3. Fire access road improvements to the "designated remainder' <br /> shall be deferred until the parcel is developed.) <br /> (2) Fire department access roads shall be in accordance with Section 902.2 of the California Fire <br /> Code and the standards adopted by the San Joaquin County Fire Chiefs Association. <br /> (3) This project will potentially serve three (3)or more residences and shall comply with San Joaquin <br /> County Development Title Section 1150.18, Standards for Road Names and Road Name <br /> Changes, Public and Private. Please contact the Community Development Department at 468- <br /> 2193 to complete this process prior to requesting Fire Department approval. <br /> 2.
