CONDITIONS OF APPROVAL PA-03-9 Haskins Minor Subdivision Application No. PA-03-9 was approved by the San Joaquin County Community Development Department on June 5, 2003. The effective date of approval is June 15, 2003. This tentative map approval will expire on June 14, 2006, which is three years from the effective date of approval, unless (1) all Conditions of Approval have been complied with and (2) a Parcel Map has been filed with and accepted by the County Surveyor. Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot be modified, and other Ordinance requirements may apply. 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Jennifer Jolley, 468-3161) a. TENTATIVE MAP: The parcel map shall substantially conform with the approved tentative map dated May 19, 2003. b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: (1) All parcels shall have a minimum lot width of 330 feet, measured at the front yard setback line. (Development Title Section 9-610.4) (2) All parcels shall have a minimum lot area of eighty (80) acres. (Development Title Section 9- 610.2) c. ACCESS: The property descriptions for the required Certificate of Compliance shall include the existing 25-foot wide-easement for access to Mackville Road and an easement for access to Lots 2, 3, and the remainder across the northern 25 feet of Lots 1, 2, and 3 (Variance Application No. PA-03- 127). d. UNIFORM FIRE CODE: The following Uniform Fire code and San Joaquin County Ordinance Code requirements shall be applicable: (1) This planning application will require a fire access road to be completed before the Certificates of Compliance are recorded. Please contact the Fire Prevention Bureau at (209) 468-3380 to schedule an inspection of the completed road. (Fire access road improvements shall be required for Parcels 1, 2, and 3. Fire access road improvements to the "designated remainder' shall be deferred until the parcel is developed.) (2) Fire department access roads shall be in accordance with Section 902.2 of the California Fire Code and the standards adopted by the San Joaquin County Fire Chiefs Association. (3) This project will potentially serve three (3)or more residences and shall comply with San Joaquin County Development Title Section 1150.18, Standards for Road Names and Road Name Changes, Public and Private. Please contact the Community Development Department at 468- 2193 to complete this process prior to requesting Fire Department approval. 2.
