With implementation of the 2010 General Plan and Zoning, this site was
designated General Agriculture with a consistent implementing zone of C-X (Crossroads Commercial).
Currently, the site has boat storage, boat repair, and some minor sales of beverages and fishing tackle.
POLICY CONSIDERATIONS:
The Commercial Development policies of the General Plan states that Crossroads Commercial areas shall
be:
a. Located at an intersection on a Minor Arterial or roadway of higher Classification;
b. The operational characteristics of the use will not have a detrimental impact on the management
or use of surrounding agricultural properties;
C. The use will be sited to minimize any disruption to the surrounding agricultural operations; and
d. The use will not significantly impact transportation facilities, increase air pollution, or increase fuel
consumption.
This proposal satisfies the above criteria.
Implementation No. 14, Reclassifications (Page IV-14 of Volume I of the General Plan), states:
In reviewing an application for a zone reclassification of land to an urban use, the following criteria
should be considered:
5-
