(2) A minimum of nine (9) parking spaces shall be provided, including one (1) van accessible <br /> space. Accessible spaces shall be located as close as possible to the primary entrance <br /> (C.C.R., Title 24). (0.20 spaces are required for child. 0.67 spaces are required for every <br /> employee.) ACCESS AND CIRCULATION: Access driveways shall have a width of no less than twenty- <br /> five (25) feet for two-way aisles and sixteen (16) feet for one-way aisles, except that in no <br /> case shall driveways designated as fire department access be less than twenty (20) feet wide. <br /> (Development Title Section 9-1015.5[h][1]) <br /> g. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be <br /> installed. (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond <br /> the property lines shall be permitted except onto public thoroughfares, provided, <br /> however, that such light shall not cause a hazard to motorists. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width <br /> of Lincoln Road, shall be installed across the frontage of the project site. (Development <br /> Title Section 9-1020.7) <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage <br /> areas, or other permanent facilities shall be landscaped. (Development Title Section 9- <br /> 1020.7) <br /> i. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet <br /> from any future right-of-way line, including any corner cut-off (snipe). (Development Title Section <br /> 9-1710.2[g]) <br /> j. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction <br /> plans before submittal to the Building Inspection Division: <br /> (1) Exterior wall less than 10 feet from property line shall be of 1-hour, fire-resistive <br /> construction. Openings will not be permitted less than 5 feet and protected less than 10 <br /> feet. <br /> (2) Provide parking for the physically disabled. The space(s) shall be located as close as <br /> possible to the primary entrance. (C.C.R., Title 24). <br /> (3) Provide identification signs for the parking space(s) including the 'tow away" sign at each <br /> entrance or visible from each space (C.C.R., Title 24). <br /> (4) The slope of a parking space shall not exceed Y4 inch per foot (C.C.R., Title 24). <br /> 4 <br />
